John’s service level is high and his understanding of the issues was excellent - he also offered me the opportunity for him to report a range as an option for the valuation I required, which I accepted due to the nature of the site, (which might normally demand a premium) and the fact that an auction sale is involved. A property valuation is a legally binding, independent assessment of a property’s true market value conducted by a Certified Practising Valuer (CPV). Unlike a real estate agent’s appraisal, which is a free marketing estimate based on current listings to secure a property sale, an official valuation report is a legal document accepted by banks, courts, and the Australian Taxation Office (ATO).
You typically require an independent property valuation for formal financial or legal matters. Common scenarios include calculating Capital Gains Tax (CGT), assessing stamp duty for family property transfers, determining estate planning or probate values, resolving asset division in family law, and conducting commercial development feasibility studies.
Certified property valuers use rigorous market data and physical assessments to calculate value. They analyze recent comparable sales in your specific area, current market conditions, property size, building condition, structural integrity, zoning regulations, and location benefits like proximity to schools or transport. For commercial assets, they also look at rental yields and lease structures.
The physical on-site inspection generally takes between 15 to 45 minutes depending on the size of the property. Following the inspection, the comprehensive valuation report is typically delivered within 2 to 4 business days. For standard legal and lending purposes, a property valuation report is generally considered valid for 90 days due to shifting market conditions.
Choosing a valuer registered with the Australian Property Institute (API) ensures your report meets strict professional and ethical standards. API-certified valuers hold formal qualifications, undergo continuous industry training, and carry professional indemnity insurance. This ensures your valuation stands up to scrutiny in court, with the ATO, or during major financial negotiations.
