Supporting Compliance, Reporting & Better Decision-Making

Resolving property matters in family law requires an entirely objective, legally admissible determination of market value. Whether parties reach an out-of-court financial agreement or proceed to litigation in the Federal Circuit and Family Court of Australia (FCFCOA), relying on biased estimates or informal real estate appraisals can prolong disputes and increase legal costs.

At MDA Property Valuers, our Certified Practising Valuers act regularly as independent Single Expert Witnesses and shadow experts. Backed by over 25 years of regional experience, we deliver fully compliant Rule 7.18 valuation reports designed to withstand cross-examination and provide a clear baseline for equitable property divisions.

Frequently Asked Questions

Here’s What Our Clients Often Ask

Find answers to the most common questions about our services and pricing.

What is a Single Expert Witness in Family Law property matters?

A Single Expert Witness is an independent valuer jointly appointed by both parties (or ordered by the Court) to prepare an impartial valuation report. The valuer’s primary duty is to the Court, ensuring the assessment is entirely objective and unbiased.

Real estate agent appraisals are generally not admissible in court because agents are incentivized by sales commissions and do not follow statutory valuation principles. Family law proceedings require a formal report prepared by a Certified Practicing Valuer (CPV).

We routinely conduct retrospective valuations. Using our extensive regional database dating back to 1978, we accurately establish fair market value as at the specific date of separation, cohabitation, or mortgage execution.
