Why Independent Feasibility Valuations Matter

Executing a successful property development requires rigorous financial modelling and realistic risk analysis before committing capital or securing project finance. Miscalculating construction costs, planning overlays, absorption rates, or Gross Realisation Value (GRV) can severely reduce project margins or lead to formal loan rejection by commercial lenders.

At MDA Property Valuers, our Certified Practising Valuers provide detailed, independent development feasibility studies and site acquisition assessments. Leveraging industry-standard Estate Master feasibility software and over 25 years of local market performance data, we deliver valuations that satisfy bank credit committees, statutory authorities, and private equity partners.

Common Reasons for Feasibility Reports

Site Acquisition & Residual Land Value

Determining the maximum price to pay for raw development land based on target returns. Uses residual land value modelling to calculate sustainable land cost relative to projected construction margins.

Gross Realisation Value (GRV) Reports

Assessing the total prospective end-value of completed sub-divisions or multi-unit builds. Delivers evidence-backed pre-construction GRV assessments essential for bank funding approvals.

Commercial Bank / Lender Funding

Independent feasibility reports required by major trading banks and private lenders. Provides fully compliant financial modelling using Estate Master to verify project feasibility and loan coverage ratios.

Subdivision & Multi-Stage Feasibilities

Evaluating cash flow, holding costs, and staged revenue across multi-phase projects. Detailed cash flow modelling factoring in land tax, council contributions, holding costs, and sales absorption.

Frequently Asked Questions

Here’s What Our Clients Often Ask

Find answers to the most common questions about our services and pricing.

What is Residual Land Value and how is it calculated?

Residual Land Value is the estimated maximum price a developer should pay for a site. It is calculated by taking the Gross Realisation Value (GRV) of the completed project and subtracting all development costs (construction, finance, professional fees, statutory contributions) plus the required developer profit and risk margin.

Estate Master is the industry standard software for property development cash flow modeling. Lenders require reports built on this platform because it accurately accounts for discounted cash flow, interest compounding, staged revenues, and realistic project timelines.

Yes. We regularly perform feasibility valuations on a “Subject to DA Approval” basis or evaluate multiple scenarios (e.g., hypothetical yield analysis) to help developers assess site potential prior to purchasing or submitting plans to Council.
