Compliance, Reporting & Better Planning

Maintaining an accurate insurance sum insured is vital to protecting real estate assets against catastrophic damage, fire, or total loss. Rapidly escalating construction material costs, labour shortages, and updated building codes have driven construction costs up, leaving many property owners and strata schemes severely underinsured without realising it. In the event of a claim, under-insurance can trigger co-insurance clauses, leaving asset owners to pay significant out-of-pocket gaps.

At MDA Property Valuers, our Certified Practising Valuers provide detailed, independent Insurance Replacement Cost Valuation reports (Reinstatement & Replacement Assessments). Backed by over 25 years of regional experience, we ensure your building sums insured accurately reflect actual replacement, demolition, professional fee, and statutory cost realities.

Here’s What Our Clients Often Ask

How often does an NSW Strata Scheme require an insurance valuation?

Under the Strata Schemes Management Act 2015 (NSW), strata managers and Owners Corporations are legally required to obtain a formal insurance valuation at least once every 5 years. However, given recent hyper-inflation in construction costs, many boards opt for updates every 2–3 years.

A formal insurance replacement valuation includes:

  • Estimated cost to reconstruct the primary building structures.
  • Demolition and site clearing expenses.
  • Professional fees (architects, engineers, project managers, certifiers).
  • Allowances for cost escalation during the planning, tender, and build period.
  • Statutory authority fees and modern building code compliance costs.

Market value is the estimated amount a property would sell for on the open market (which includes land value). Insurance value reflects only the cost to physically rebuild the structures, clear the land, and pay professional fees following a total loss—excluding the underlying land value.
